Potholes start when water gets under the surface, freezes, and breaks the asphalt apart from below. Around here that cycle runs from November through April, which is why a small dip in the fall turns into a pothole by spring. We cut back to solid pavement, fix the base if it has failed, and fill with hot-mix asphalt compacted in lifts. Cold patch is a temporary fix. We only use it when the asphalt plants are closed for the season, and we say so on the quote.
Cracks let water into the pavement, and water is what kills asphalt in upstate New York. It gets in during the fall, freezes over the winter, and the crack gets wider every year. Filling cracks with hot rubberized sealant stops that for a fraction of what patching costs later. Crack filling fixes individual openings. Sealcoating protects the whole surface. If the pavement has open cracks, filling comes first, and we do both in one visit.
When a section has failed at the base, you will see alligator cracking, sunken spots, or a pothole that keeps coming back in the same place. Surface fixes will not hold there. We saw-cut the bad section to clean edges, remove it, rebuild the base where needed, and put down new hot mix compacted to match the rest of the surface.
Commercial lots take more abuse than driveways: heavier vehicles, delivery trucks, plows, and salt all winter. We repair potholes, cracks, catch basin collars, and failed sections on retail plazas, office parks, and apartment properties.
We can also put your lot on a maintenance schedule that combines repairs, sealcoating, and line re-striping in one visit to keep downtime short. If we already plow your lot, we are the first ones to see the damage in the spring.
If the same spot keeps failing, the problem is usually water, not asphalt. Standing water, a sunken catch basin, or bad grading will wreck any patch put over it. RDM also does drainage, catch basins, and excavation, so we can fix the cause and the pavement in one project instead of patching the same spot every two years.
Pavement here deals with about five months of freeze-thaw every year, plus plow blades and road salt.
Salt breaks down the binder and plows scrape the surface all winter.
Spring thaw softens the base right after frost heaves have stressed it.
Small problems grow fast in this climate. Fixing a crack this year is much cheaper than patching the pothole it becomes next year.
Tell us about your project: lot details, photos if you have them, and the problem you're trying to solve. We'll come out, assess the site, and send a written estimate at no cost.

It depends on the type of repair and whether the base has failed. Crack filling costs the least. Pothole repair is in the middle. Saw-cut patching costs more because it involves removal, base work, and new hot mix. You get a written, itemized quote before any work starts, so you see what each repair costs. No vague ranges.
The asphalt plants around here close from late fall to mid-spring, so permanent hot-mix repairs are seasonal. In winter we can install cold patch as a temporary fix, then come back for the permanent repair when the plants reopen. If a pothole in your lot is a safety or liability problem, call us. We will not leave it open until May.
If the damage is in a few spots and the base is solid, repair it. If a quarter to a third of the surface is failing, or the same spots keep failing after repairs, the money is better spent on resurfacing or replacement. When it is a close call we give you both prices and tell you which one we would pick for our own property.
Yes. Commercial clients in Saratoga Springs, Clifton Park, and across the Capital Region can set up recurring maintenance that bundles crack filling, repairs, sealcoating, and line re-striping. A lot of our snow plowing clients add pavement maintenance to the same relationship.
Yes, and it has to happen in that order. Sealcoating over open cracks and potholes covers the problem without fixing it. We do crack filling, repairs, and sealcoating as one combined service.
We don't subcontract laborers. Our crews show up and stand behind their own work.
